When is rent due?
Rent is due on the 1st and is late after the 5th. For your convenience you can pay online, bring your payment by the office during normal office hours or use the secure 24-hour drop slot. For your safety, we do not accept cash. Please arrange to make payments by personal check, money order or bank cashier's check. A convenience fee will be applied to all online credit card rent payments. There’s a $25 late charge on the 6th and a $5 per day charge until the rent is paid in full. Rent paid after the 5th must be paid in certified funds.
Do you accept partial payments?
Unfortunately, we do not accept partial payments. If we do not receive your full rent payment as outlined in your lease, a late charge will be automatically assessed.
What if I bounce a check?
There is a returned check charge (as outlined in your lease) for any checks not honored. You'll need to bring in a cashier's check or money order for the appropriate amount.
How long is the lease agreement?
The leases are just under a year. Rent can be paid in 12 equal installments or by semester.
Is there a security deposit or application fee?
There may or may not be a security deposit depending on your Credit Score and guarantor rating. There is a $50 application fee.
What do I pay before moving in?
Typically, residents pay all fees, deposits and the first rent installment before move-in day.
What utilities are included in my rent?
All utilities: water, sewer, electric ($30 allowance per month) cable TV, internet and garbage are included in your rent. There is an annual service fee of $45 for Conservice Utility Management which covers the cost of service for billing roommates for their portion of utility charges, making it easier for everyone.
Do I need insurance?
Personal loss and damages are not covered under apartment lease agreements. We require you to purchase renter's insurance, which is typically inexpensive. Campus Evolution Villages is working with a third-party insurance provider, Worth Ave. Group and NSSI to offer comprehensive renters insurance directly through Worth Ave. Group. Designed specifically for college students, the policy costs less than a homeowner’s deductible and offers better coverage for only $12.50 per month.

What is an individual lease?
Campus Evolution Villages makes life easy for you, by leasing by the bedroom. Each bedroom suite in an apartment has a separate lease agreement. You are only responsible for the rent for your bedroom. All roommates are equally responsible for damages or missing furnishings in common areas. It is reassuring to know if a roommate does move out before their lease ends, you are not responsible.
What if I need to break my lease?
We don’t offer a lease buy-out option, but we are sensitive to special needs. At the manager's discretion, residents may assign their lease to a new resident. You are responsible for finding your own replacement. Any replacement must meet Campus Evolution Villages' usual approval standards. Certain rules and fees may apply.
How does free roommate matching work?
Finding roommates is easy. Just download and complete the roommate matching form. You can identify any friends you would like to room with, or tell us your preferences in roommate; smoking, TV watching, noise level, study habits, music etc. and we’ll find you your next best friends. Alternately, if you do not wish to select your own roommates, we can place you in an apartment according to your choice of apartment size and your gender. When there is a vacant bedroom in an apartment, that room can be leased at any time at the discretion of Campus Evolution Villages. However, roommates placed by our management team will always meet the gender requirements of the current residents sharing that specific apartment.
Can students of the opposite gender be roommates?
Yes, if all roommates know each other prior to move-in and give approval. Campus Evolution Villages will not use roommate matching to match members of the opposite gender.
What happens if after I move in I don't like my roommate?
Should there be differences that simply cannot be worked out, residents are able to transfer, dependent on availability (a transfer fee may apply and the transferee will be required to pay the rental rate for the new bedroom).
Do you have high speed Internet?
Absolutely, and it's fast and free. Every bedroom has high-speed broadband – both wired and wireless.
What are electronic entry locks?
We provide you with state-of-the-art, electronic entry locks. These uniquely programmed locks offer added security and tracking benefits that old-fashioned mechanical locks do not. This entry system prevents duplication, provides a record log of users for security and allows residents access to the fitness center 24 hours a day.
What size are the beds?
They are Full Extra Large, which means the width of a full and length of a Queen. Queen-size sheets fit best.
How will I receive my mail?
Mail is delivered by the US Postal Service to your mailbox. We do accept resident deliveries but do not sign for mail requiring it. Additionally, packages can be picked up in the clubhouse office during normal office and extended resident services hours.
Can I paint my apartment?
It’s fine to express yourself via custom paint colors, though you need to have the color approved by management and a fee will be charged at move-out to return your walls to their original color.
What kind of television stations do you offer?
We have a great line-up of stations and the option to upgrade to High Definition channels with DVR for a small fee.
Is parking assigned?
No, it is available to everyone on a first come, first serve basis. Parking is free and plentiful.
Are pets allowed?
Yes! We have one designated building for pet owners. There is a $200 pet fee and $200 refundable deposit (as long as there are no damage charges at move out.) We do have breed restrictions, so call the office at 864.503.9100 to discuss it with us.
Do I need to bring furniture?
Campus Evolution Villages provides top quality furnishings throughout each suite and in your private bedroom. Each apartment is furnished with refrigerator with ice-maker, stove with spacious overhead microwave, dishwasher, disposal, washer and dryer. You do need to bring a comfortable chair for the desk in your bedroom. We recommend that you contact your roommates prior to moving-in to coordinate common area furnishings/luxuries, such as; televisions, stereos, plates, silverware, cups, pots & pans, etc. For your own personal space, you will need to bring your bath and grooming products as well as towels, linens, pillows, and whatever else makes you feel at home.
