Please read these Terms carefully before using the Site. By accessing or using any features of the Site, you agree to be bound by these Terms. We may periodically change these Terms without providing prior notice. Terms of Use

No charge is made for the general use of the Site.

We reserve the right, at our sole discretion, to change, modify, add, or delete portions of these Terms at any time. If we do this, we will post the changes to these Terms on this page. Your continued use of the Site after any such changes constitutes your acceptance of the new Terms. If you do not agree to abide by these or any future Terms, do not use or access (or continue to use or access) the Site. The information provided on this Site is informational and is provided “as is.” Use of the Site should not be construed as any kind of offer and does not constitute any type of agreement to provide housing or any type of real estate conveyance. If any potential housing or real estate arrangement arises between you and a property owner, after your submission of any required information, and subject to a credit check, any such arrangement shall be subject to a separate agreement.

Proprietary Rights

All content on the Site, including but not limited to visual interface, interactive features, computer codes, products, software, aggregate user review ratings, designs, text, graphics, images, photographs, illustrations, audio and video material, artwork, information, database, proprietary information and all copyrightable or otherwise legally protectable elements of the Site, and their selection and arrangement ("Site Content") is CEV’s proprietary property with all rights reserved.

Subject to the limited license granted to you hereunder, you may not modify, copy, distribute, frame, reproduce, republish, download, display, post, transmit, create derivative works from, or broadcast or circulate to any third party (including, without limitation, on or via a third party web site), or otherwise use, any materials contained within the Site without our express prior written consent.

Limited License

You are granted a limited license to access the Site and to download or print a copy of any portion of the Site Content solely for your personal, non-commercial use, provided that you do not alter, delete or conceal any copyright, trademark or other notices contained on the Site, nor shall you distribute such Site Content.

You may not and will not upload or republish Site Content on any internet, intranet or extranet site or incorporate the information in any other database or compilation, and any other use of the Site Content is strictly prohibited. Such license is subject to these Terms and does not include use of any data mining, robots or similar data gathering or extraction methods. Any use of the Site or the Site Content other than as specifically authorized herein, without our prior written permission, is strictly prohibited and will terminate the license granted herein. Such unauthorized use may also violate applicable laws including without limitation copyright and trademark laws and applicable communications regulations and statutes. The Site may contain links to other web sites ("Third Party Sites") as well as articles, photographs, text, graphics, pictures, designs, video, audio, information, mobile applications, “plug-ins”, offers and other content or items belonging to or originating from third parties ("Third Party Applications or Content"). Indemnification

You hereby agree to indemnify, defend and hold CEV, our subsidiaries, parent corporation, affiliates, subsidiaries, successors, assigns, and all of their respective officers, directors, owners, employees, agents, attorneys, licensors, representatives, licensees, and suppliers (collectively, "CEV Parties"), harmless from and against any and all liability, losses, expenses, damages, and costs (including reasonable attorneys' fees) incurred by any of the CEV Parties in connection with any claim arising out of your use of the Site and/or Service, your violation or breach of any of these Terms, your connection to the Site, or your violation of the rights of any other person or entity.

Warranty Disclaimers

YOU AGREE THAT YOUR USE OF THE SITE AND SERVICE SHALL BE AT YOUR SOLE RISK. TO THE FULLEST EXTENT PERMITTED BY THE LAW, THE CEV PARTIES DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, IN CONNECTION WITH YOUR USE OF THE SITE. Limitation of Liability

IN NO EVENT WILL CEV, OR ANY OTHER PARTY WHO HAS BEEN INVOLVED IN THE CREATION, PRODUCTION, DISTRIBUTION, PROMOTION, OR MARKETING OF THE SITE BE LIABLE TO YOU OR ANY OTHER PARTY FOR ANY SPECIAL, INDIRECT, INCIDENTAL, RELIANCE, EXEMPLARY, OR CONSEQUENTIAL DAMAGES, INCLUDING, WITHOUT LIMITATION, ANY DEFECTS IN THE REAL PROPERTY ADVERTISED ON THE SITE, LOSS OF DATA OR PROFITS, OR FOR INABILITY TO USE THE SITE, EVEN IF CEV OR SUCH OTHER PARTY HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. SUCH LIMITATION SHALL APPLY NOTWITHSTANDING ANY FAILURE OF ESSENTIAL PURPOSE OF ANY LIMITED REMEDY AND TO THE FULLEST EXTENT PERMITTED BY LAW. CEV does not represent or warrant that the Site or Service or any part thereof is appropriate or available for use in any particular jurisdiction other than the United States. In choosing to use the Site you do so on your own initiative and at your own risk, and are responsible for complying with all local laws, rules and regulations.

CEV WILL NOT BE LIABLE FOR, AND YOU MAY NOT RECOVER, CONSEQUENTIAL, PUNITIVE, SPECIAL, INCIDENTAL, OR DIRECT DAMAGES FROM ANY CLAIM RELATING TO YOUR USE OF THE SITE.

Privacy Policy

CEV is concerned about your privacy and provides this privacy notice (“Privacy Policy”) to inform you of our policies and procedures regarding the collection, use and disclosure of personal information and data we receive from users of the Site; this Privacy Policy applies only to information collected through the Site and Services. By visiting this Site, you are accepting the policies and practices described in this Privacy Policy, as such Privacy Policy may be amended from time to time. Each time you visit the Site or use the Services, you agree and expressly consent to CEV’s collection, use and disclosure of the information that you provide as described in this Privacy Policy.

Information CEV Gathers:
 In connection with processing a lease application, applicants will provide some personal information. This information will be used to identify and consider the applicant for residency, and to contact the resident and/or the resident’s guarantor. We may also request contact information from prospective residents who visit or call one of our properties. This information may be used to contact prospective residents, or to inform them of news or promotions or events at our properties. CEV may, from time to time, use your personal information in various ways, including:

running credit checks on you and any guarantor;
considering potential leases of real property to you;
providing you with potential leases of real property;
responding to your inquiries or requests that you direct to us;
sending communications and administrative e-mails about the Site; and
sending you promotional/marketing information, newsletters, offers or other information.

Personal information may also be disclosed to a credit bureau or investigative agency during the application process, or to a collection agency in the event of contract default. If law enforcement officials or judicial authorities request information, we may, without your consent, provide such information. In matters involving a danger to personal or public safety, we may voluntarily provide information to appropriate government authorities.

E-commerce:
 Some lease applicants may choose to apply for residency online and pay any applicable fees at that time. Current residents may also wish to pay their rent online. E-commerce information is encrypted and securely transmitted via SSL or equivalent technology. These transactions are processed by third parties, and we are not responsible for their privacy practices. CEV does not store the e-commerce information of online applicants.

Log Data:
 When you use the Site, our servers automatically record information from your browser ("Log Data"). This Log Data may include information such as your computer's internet protocol address (more commonly known as an IP address), browser type, the webpage you were visiting prior to your arrival at the Site, the pages of our Site that you visit, the time spent on those pages, access times and dates, and other statistics as well as the unique identifier for your computer, mobile phone or any other electronic device used to access the Site. We use this information to monitor and analyze use of the Site, for technical administration, to increase functionality and user-friendliness, and to better tailor the use of the Site. We do not treat Log Data as personal information though we may aggregate, analyze and evaluate such information.

Cookies:
 Like many websites, we use "cookies" to collect information. A cookie is a small data file that we transfer to your browser for record-keeping purposes. First, we may utilize persistent cookies to save your registration information. Second, we may utilize session ID cookies to enable certain features of the Site, to better understand how you interact with the Site and to monitor aggregate usage and web traffic routing on the Site.
