Cable TV, internet, garbage and water are all included in your rent. Electric is also included, with a monthly allowance of $50 per 2 bedroom, $40 per 3 bedroom, and $30 per 4 bedroom apartment. You are responsible for any overage. There is a service fee of $45 for Conservice Utility Management per resident payable annually which covers the cost of service for billing roommates for any utility charges, making it easier for everyone.
The leases are just under a year. Rent can be paid in 12 equal installments or by semester.
Typically, residents pay all fees, deposits and the first rent installment before move-in day. Your lease application contains a specific list of everything you need.
Finding people to share your apartment is easy! Just complete the roommate matching form. Be sure to identify any friends you would like to room with and whether or not they are currently leasing from Campus Evolution Villages. The form includes information about your preferences in roommate; TV watching, noise level, study habits, music etc. If you do not wish to select your own roommates, we will place you in an apartment according to your choice of apartment size and your gender. When there is a vacant bedroom in an apartment, that room can be leased at any time at the discretion of Campus Evolution Villages. However, roommates placed by our management team will always meet the gender requirements of the current residents sharing that specific unit. All of our apartments are non-smoking.
Yes, if all you know each other prior to move-in, give approval, and your guarantor is ok with it. Campus Evolution Villages will not use roommate matching to match members of the opposite gender.
Should there be differences that simply cannot be worked out, residents are able to transfer, dependent on availability (a transfer fee applies and the transferee will be required to pay the rental rate for the new bedroom).
Campus Evolution Villages does not offer a lease buy-out option, but we are sensitive to the special needs of our residents. At the manager’s discretion, residents may assign their lease to a new resident. You are responsible for finding your own replacement. Any replacement must meet Campus Evolution Villages’ approval standards. Certain rules and fees may also apply.
Personal loss and damages are not covered under apartment lease agreements. We require you to purchase renter’s insurance, which is typically inexpensive. Campus Evolution Villages is working with a third-party insurance provider, Worth Ave. Group and NSSI to offer comprehensive renters insurance directly through Worth Ave. Group. Designed specifically for college students, the policy costs less than a homeowner’s deductible and offers better coverage for only $12.50 per month. Visit Worth Ave Group for more info.

It’s fine to express yourself via custom paint colors, though you need to have the color approved by management and a fee will be charged at move-out to return your walls to their original color.

Mail is delivered by the US Postal Service to your mailbox. We do accept resident deliveries, and will sign for mail requiring it – as long as it’s not too big! Packages can be picked up in the office during normal office and extended resident services hours.
We provide extended cable with HBO in the bedrooms and the living room of each apartment.

Campus Evolution Villages provides top quality furnishings throughout each suite and in your private bedroom. You also get full sized appliances including: refrigerator/freezer with ice-maker, oven/stove with spacious overhead microwave, dishwasher, disposal, washer and dryer. We recommend that you contact your roommates prior to moving-in to coordinate common area furnishings/luxuries, such as; computers, personal televisions, stereos, shower curtain hooks & shower curtains, bath mats, trash cans, plates, silverware, cups, pots & pans, etc. For your own personal space, you will need to bring your bath and grooming products as well as towels, linens, pillows, and whatever else makes you feel at home. Our Community Ambassadors are a great resource for planning your move – don’t hesitate to call them with questions or simply to feel reassured about what you’ve already prepared.
Yes. Leasing online is easy. Simply complete the online application, or contact us to request a paper copy. Everything is on a first-come-first-served basis and our rooms lease up quickly. It is important for you to provide us payment of the application fee along with your application. The application fee is $50 and can be paid over the phone with a credit card. We cannot process your application or reserve your room until we receive this fee.
Rent is due on the 1st and is late on the 4th. For your convenience you can pay online, bring your payment by the office during normal office hours or use the secure 24-hour drop slot. For your safety, we do not accept cash. Please arrange to make payments by personal check, money order or bank cashier’s check. A convenience fee will be applied to all online credit card rent payments. There’s a $50 late charge, and a daily $5 charge until the rent is paid.
Unfortunately, we do not accept partial payments. If we do not receive your full rent payment, as outlined in your lease, a late charge will be automatically assessed. We encourage you to avoid unnecessary charges.
There is a returned check charge (as outlined in your lease) for any checks not honored. You’ll need to bring in a cashier’s check or money order for the appropriate amount.
Campus Evolution Villages makes life easy for you by leasing by the bedroom. You are only responsible for the rent for your bedroom. All roommates in an apartment are equally responsible for damages or missing furnishings in common areas. It is reassuring to know if a roommate does move out before their lease ends, you are not responsible for his or her rent.
